According to Realtor.com’s national analysis, September 27 through October 3 hits a pretty interesting combination for buyers: more homes to choose from, more new listings hitting the market, price reductions and homes taking longer to sell. Nationally, buyers could see 31.9% more active listings than at the beginning of the year, while homes are spending close to 64 days on market. Realtor.com also estimates roughly $14,000 in savings on a $416,000 median-priced home compared with the summer peak. But here’s the part I want my Centennial Hills and Northwest Las Vegas buyers to understand... These are national numbers, not a promise that every Las Vegas home will suddenly be cheaper September 27. Real estate is local! What makes this interesting is the kind of environment buyers may be walking into. More choices, homes sitting longer and sellers making price adjustments can create opportunities that simply weren’t there during faster, more competitive parts of the year. I've been watching this one closely, and I think it's going to reshape how we see growth out in our corner of the valley. Here's the overview. Monument Hills is a new master-planned community coming to Northwest Las Vegas, spanning 940 acres and developed by Olympia Companies. The plan calls for up to 6,000 new homes across a wide range of price points, from attainable to executive-level. It's laid out as three distinct villages, North, Central, and South, and the vision goes well beyond housing. Parks, trails, open spaces, retail, and mixed-use areas are all part of the plan. At least 270 homes are reserved for active-duty military, which says a lot about who this community is being built for. The location matters too. Monument Hills sits near the Tule Springs Fossil Beds and Las Vegas Paiute Tribe land, just North of Sunstone and Northwest of Floyd Lamb Park. And the timing is what makes it notable. The BLM land sale was just finalized, making this the largest federal land conveyance in over two decades. That's the kind of milestone that ripples outward for years.
